The study from the Canada Mortgage and Housing Corporation suggests even with the costs of commuting into town, there are big saving involved in moving out of the city and into the suburbs, and the suggestion is that a new light-rail link will only hasten a flight to the suburbs.
The CMHC’s chief analyst in Montreal, says prices of single-family homes on the island of Montreal have risen faster than those off the island for the past five years. If that trend continues, he says many more young families will abandon the city for the suburbs.
For the moment, the CMHC says the average family headed by those 25 to 44 years old saves about $400 a month — or about $5,000 a year — by living off the island as opposed to on. Cheaper homes, the Corporation says, offset the costs of transportation and time.
The new REM network is expected to link downtown Montreal and Trudeau airport with the north and south shores, and western Laval.
Of all the places families could have chosen to raise a family in the Montreal area, Moving to the West Island, especially the Vaudreuil region quickly emerged as our top choice. So I’m not surprised to see Off-Island communities ranked highly in the MoneySense picks for families too.
This year, Vaudreuil-Dorion was ranked the fourth-best city in Canada to raise children. St-Lazare came in at 46 and Notre-Dame-de-l’Île-Perrot at 49. The rankings are noteworthy as an objective look at where communities rank on the practical considerations for families such as cost of housing, unemployment rates, access to daycare, amenities and crime rates.
Another great choice is Laval, the largest suburb of Montreal, is a popular choice to buy a home or to live. It used to be a bedroom community but has now developed its own booming economy. This development has attracted more people to come and live in Laval for its suburban setting, lower home prices, and safe neighbourhoods.
